Tax Lien and Tax Deed investing is complex & risky. The risk to the uninformed investor is extreme. Regulations governing tax sales, real estate use, the sale location and process requires the investor to pre-plan prior to investing. A prudent investor is advised to spend days researching state statutes & real estate market data before bidding. Or engage a consultant, such as Southeast Re-Marketing Service, that has extensive experience in Tax Liens and Tax Deed Investing.
Our founder and managing partner has represented Tax Lien/Deed investors for over 20 years in multiple states. He currently owns and manages his own Real Estate portfolio obtained via Tax Sales.
A summary of the due diligence we conduct on tax distressed real estate sales;
When a property is sold for back taxes and the bidding exceeds the amount of tax and penalties due to the taxing authority. The difference between what was bid and due is referred to as "Surplus or Excess Bid." Each State handles the distribution of surplus differently.
Our managing partner has filed and managed claims since 2014 and has recovered large sums for his clients. In most cases it requires our firm to retain legal counsel to represent the claim in the county to file legal action to have the funds awarded to our client and force the county to disburse funds, that otherwise may go unclaimed for years. If you believe you have a claim to excess tax sale funds, contact us immediately to have your claim reviewed. In most cases we work on a contingency fee basis and Do Not require a retainer or payment in advance.
If you are an institutional or accredited investor that requires portfolio management, due diligence, acquisition and/or liquidation services, we would like to meet with you and share our years of experience and discuss your portfolio goals.
Our founder and managing partner developed a tax lien rating formula over 20 years ago, to evaluate portfolios and issue a numerical rating per lien and overall portfolio grade.

In most cases we have investors ready to close within days, once the lien ownership has been verified and the liens have passed our rating process.
